Adachi Ward real estate market and area profile
Adachi is the 2nd cheapest of Tokyo's 23 wards to rent in. Median rent per m² is 23% below the 23-ward median and the median rent is ¥80k to ¥100k a month before fees. It also has the widest internal spread of any ward: rents around Kita-Senju station and in the towns of the north are far apart.
Observation window: rentals Jul 20, 2026 to Oct 5, 2026, sales Jul 20, 2026 to Oct 12, 2026. Latest asking price of each unit listed in the window. The same flat advertised by several agencies is counted once.

Reading the Adachi Ward market
The top band (¥5k to ¥6k per m²) is Hinode Cho, near Kita-Senju station, alone; the lowest band (¥2k to ¥2.2k) holds Hanahata, Horinouchi, Shinmei Minami in the north of the ward. The gap, about 2.6 times across 80 towns with enough listings, is the largest in the 23 wards. Hanahata, Horinouchi, Shinmei Minami sit about 1.6 km from the nearest station.
The discount grows with size: against the same layout across the 23 wards, rent per m² is 11% lower for a 1R, 15% for a 1K, 34% for a 2LDK and 33% for a 3LDK. Sumida is 36%, Arakawa 20% and Kita 19% more expensive per m², and Katsushika is level (1%). At 46.5, Adachi's median resident is the oldest in Tokyo, and households average 2.01 people, among the largest.
The sale market is dominated by 3LDKs: 742 units, far ahead of the 357 2LDKs. The median 3LDK sits in the same ¥40M to ¥50M band as the 2LDK, so extra space adds little to the asking price here. Only 0.84 units leave the market for every new listing, one of the lowest ratios, so stock is building.

How to read this data
- Price type
- Advertised asking rents and asking prices, not closed transactions or appraisals.
- Rent
- Monthly rent excluding management and common-area fees.
- Sale
- Condominium units only. Units that look like leasehold or partial ownership (asking price per m² below 60% of the ward's median for 20 to 50 m² units) are excluded. In Adachi Ward that removed 124 listings.
- Window
- The latest price of every unit listed in the last 90 days (rentals Jul 20, 2026 to Oct 5, 2026, sales Jul 20, 2026 to Oct 12, 2026).
- Units
- A flat advertised by several agencies is counted once: listings matching on address, size, floor, layout and price are one unit.
- Reliability
- Robust means 200+ units, Indicative 50+, Thin 20+. Below 20 units no value is shown.
- Bands
- Sale prices and asking price per m² are shown as bands. Exact values are in the analytics platform.
- Area score
- A relative measure of density, variety, transport and daily convenience across the 23 wards. It does not rate whether prices are high or low.
