Chiyoda Ward real estate market and area profile
Chiyoda is the second most expensive of Tokyo's 23 wards to rent in, after Minato. Median rent per m² is 30% above the 23-ward median, and the median rent is ¥160k to ¥180k a month before fees. It is also the smallest rental market of any ward, with 2,813 units listed in the observation window.
Observation window: rentals Jul 20, 2026 to Oct 5, 2026, sales Jul 20, 2026 to Oct 12, 2026. Latest asking price of each unit listed in the window. The same flat advertised by several agencies is counted once.

Reading the Chiyoda Ward market
The premium is steepest for family-sized flats. Against the same layout across the 23 wards, rent per m² is 23% higher for a 1LDK, but 46% higher for a 2LDK and 122% higher for a 3LDK, where the median rent is 750,000 yen. The median 1LDK, at 42 m², is among the largest in Tokyo. Prices are high almost everywhere in the ward: 13 of the 39 towns with enough listings sit in the top band of ¥6k or more per m², many of them in Kanda and Kojimachi, and even the cheapest, Kanda-Izumicho, is at ¥4k to ¥4.5k.
Minato is the only neighbour that costs more (4% per m²). Chuo is 6% cheaper, Shinjuku 10%, Bunkyo 14% and Taito 16%.
The median condo asking price is ¥140M to ¥160M, far above ¥80M to ¥90M across the 23 wards. Units take a median 21 days to leave the market, the longest of any ward. Only 13.4% of delisted units had been cut in price, while 11.6% of current listings have been on the market since observation began. Sellers wait rather than cut, the same pattern as in Minato.
Parks and gardens cover about 10.8% of the ward, the highest share in the 23 wards, largely thanks to the grounds around the Imperial Palace. Residents are the youngest of any ward by median age (41.9), and children make up 13.5% of the population.

Ward and town medians are a starting point. Check a property's fair price using its layout, size, age, station distance, and other characteristics.
How to read this data
- Price type
- Advertised asking rents and asking prices, not closed transactions or appraisals.
- Rent
- Monthly rent excluding management and common-area fees.
- Sale
- Condominium units only. Units that look like leasehold or partial ownership (asking price per m² below 60% of the ward's median for 20 to 50 m² units) are excluded. In Chiyoda Ward that removed 51 listings.
- Window
- The latest price of every unit listed in the last 90 days (rentals Jul 20, 2026 to Oct 5, 2026, sales Jul 20, 2026 to Oct 12, 2026).
- Units
- A flat advertised by several agencies is counted once: listings matching on address, size, floor, layout and price are one unit.
- Reliability
- Robust means 200+ units, Indicative 50+, Thin 20+. Below 20 units no value is shown.
- Bands
- Sale prices and asking price per m² are shown as bands. Exact values are in the analytics platform.
- Area score
- A relative measure of density, variety, transport and daily convenience across the 23 wards. It does not rate whether prices are high or low.
