Reading the Koto Ward market

The sale market is led by 3LDKs (1,206 units, against 929 2LDKs), and the median 3LDK sits in the ¥90M to ¥100M band, below the 2LDK's ¥100M to ¥120M. When the larger layout asks less, the two groups come from different parts of the stock, by location or age, so comparing by layout alone is misleading here.

The median rental 1LDK is 39 m², one of the smallest in Tokyo, at 172,000 yen. Agency duplication is the heaviest of any ward, at 4 listings per flat, so the real stock is much smaller than the listing count suggests.

19 of the 40 towns with enough listings sit in the top band (¥5k to ¥6k per m²), around Monzen-nakacho, Kiyosumi-shirakawa and Sumiyoshi, such as Mori, Monzennakacho, Botan, Takabashi. The cheapest is Higashi Suna (¥3.3k to ¥3.6k), about 1.3 km from Minami-sunamachi station. Minato is 23% and Chuo 11% more expensive per m², Sumida is level, and Edogawa is 34% cheaper. Parks and gardens cover about 10% of the ward, one of the highest shares in Tokyo.

How to read this data

Price type
Advertised asking rents and asking prices, not closed transactions or appraisals.
Rent
Monthly rent excluding management and common-area fees.
Sale
Condominium units only. Units that look like leasehold or partial ownership (asking price per m² below 60% of the ward's median for 20 to 50 m² units) are excluded. In Koto Ward that removed 227 listings.
Window
The latest price of every unit listed in the last 90 days (rentals Jul 20, 2026 to Oct 5, 2026, sales Jul 20, 2026 to Oct 12, 2026).
Units
A flat advertised by several agencies is counted once: listings matching on address, size, floor, layout and price are one unit.
Reliability
Robust means 200+ units, Indicative 50+, Thin 20+. Below 20 units no value is shown.
Bands
Sale prices and asking price per m² are shown as bands. Exact values are in the analytics platform.
Area score
A relative measure of density, variety, transport and daily convenience across the 23 wards. It does not rate whether prices are high or low.
