Minato Ward real estate market and area profile
Minato is the most expensive of Tokyo's 23 wards to rent in. Median rent per m² runs 35% above the 23-ward median, and the median rent is ¥180k to ¥200k a month before fees. It is also the largest condo sale market, with 3,857 units for sale, more than any other ward.
Observation window: rentals Jul 20, 2026 to Oct 5, 2026, sales Jul 20, 2026 to Oct 12, 2026. Latest asking price of each unit listed in the window. The same flat advertised by several agencies is counted once.

Reading the Minato Ward market
The premium grows with the size of the flat. Against the same layout across the 23 wards, rent per m² is 30% higher for a 1K, but 51% higher for a 2LDK and 84% higher for a 3LDK. Layout names also understate size here: the median 1LDK is 46 m², the largest of any ward, so a Minato 1LDK is often a bigger flat than a 1LDK elsewhere.
All 7 neighbouring wards are cheaper. Even Chiyoda, the closest, is 4% lower per m², and Koto is 19% lower. Inside the ward, 13 of the 27 towns with enough listings sit in the top band of ¥6k or more per m². Only Daiba falls in the lowest band (¥3.6k to ¥4k), roughly 1.7 times apart. The Odaiba waterfront behaves like a different market from the rest of Minato.
The sale market has an unusual pattern. The median condo asking price is ¥160M to ¥180M, against ¥80M to ¥90M across the 23 wards. Only 12.7% of delisted units had been cut in price, the lowest share of any ward (median 18.1%), yet 14.3% of current listings have been on the market since observation began, the highest share (median 7.9%). Units take a median 20 days to leave the market, against 15 across the wards. Sellers here tend to hold their price and wait, so a long-listed unit at an unchanged price is common.
Children make up 13.3% of residents, the 3rd highest share in the 23 wards, while over-65s are 16.3%, among the lowest. Foreign residents are 6.7% of the population (5th highest), consistent with a ward that hosts many of Tokyo's embassies and foreign firms.

How to read this data
- Price type
- Advertised asking rents and asking prices, not closed transactions or appraisals.
- Rent
- Monthly rent excluding management and common-area fees.
- Sale
- Condominium units only. Units that look like leasehold or partial ownership (asking price per m² below 60% of the ward's median for 20 to 50 m² units) are excluded. In Minato Ward that removed 193 listings.
- Window
- The latest price of every unit listed in the last 90 days (rentals Jul 20, 2026 to Oct 5, 2026, sales Jul 20, 2026 to Oct 12, 2026).
- Units
- A flat advertised by several agencies is counted once: listings matching on address, size, floor, layout and price are one unit.
- Reliability
- Robust means 200+ units, Indicative 50+, Thin 20+. Below 20 units no value is shown.
- Bands
- Sale prices and asking price per m² are shown as bands. Exact values are in the analytics platform.
- Area score
- A relative measure of density, variety, transport and daily convenience across the 23 wards. It does not rate whether prices are high or low.
