Reading the Ota Ward market
57% of rental units are 1R or 1K, one of the highest shares in Tokyo. A 1K costs about the Tokyo level per m² (-3%), with a median rent of 92,000 yen, while a 2LDK is 11% and a 3LDK 16% cheaper: the larger the flat, the bigger the discount.
Inside the ward, Omori Kita, Nishi Kamata, around Omori and Kamata stations, sit in the top band (¥5k to ¥6k per m²). Shinagawa is 24% and Meguro 22% more expensive per m², while Setagaya is level (-2%). Crossing into Shinagawa changes rent per m² by about a fifth.
In the sale market, 23.5% of delisted units had been cut in price, the highest share of any ward. Stock is still shrinking, with 0.9 units leaving for every new listing, one of the higher ratios: units here sell, but often after a price cut. The median condo asking price is ¥50M to ¥60M, with 3LDKs (538 units) in the ¥70M to ¥80M band. Foreign residents are 2.7% of the population, one of the lower shares.

How to read this data
- Price type
- Advertised asking rents and asking prices, not closed transactions or appraisals.
- Rent
- Monthly rent excluding management and common-area fees.
- Sale
- Condominium units only. Units that look like leasehold or partial ownership (asking price per m² below 60% of the ward's median for 20 to 50 m² units) are excluded. In Ota Ward that removed 74 listings.
- Window
- The latest price of every unit listed in the last 90 days (rentals Jul 20, 2026 to Oct 5, 2026, sales Jul 20, 2026 to Oct 12, 2026).
- Units
- A flat advertised by several agencies is counted once: listings matching on address, size, floor, layout and price are one unit.
- Reliability
- Robust means 200+ units, Indicative 50+, Thin 20+. Below 20 units no value is shown.
- Bands
- Sale prices and asking price per m² are shown as bands. Exact values are in the analytics platform.
- Area score
- A relative measure of density, variety, transport and daily convenience across the 23 wards. It does not rate whether prices are high or low.
