Reading the Bunkyo Ward market
Across the 18 towns with enough listings, the top band costs only about 1.3 times the bottom one, one of the narrowest spreads in Tokyo. The top band (¥5k to ¥6k per m²) holds Yushima, Hongō, Mukogaoka, Mejirodai; the lowest (¥4k to ¥4.5k), Nezu, Yayoi, Nishikata, Otsuka, sits just one step below. With no nightlife district and no large reclaimed land, the ward is a consistent residential area, and the narrow spread reflects that.
A 1R costs about the Tokyo level per m² (0%), while a 2LDK is 15% and a 3LDK 30% more expensive: the premium is in family flats. Only 43% of rental units are 1R or 1K, one of the lower shares in Tokyo; children are 11.7% of residents and over-65s 17.5%.
Chiyoda is 17% and Shinjuku 5% more expensive per m², Taito is level (-2%), Toshima is 8% cheaper, and Arakawa and Kita are both about 17% cheaper. The median condo asking price is ¥90M to ¥100M; 2LDKs (524 units) are in the ¥100M to ¥120M band and 3LDKs in the ¥140M to ¥160M band.
