Reading the Katsushika Ward market

How cheap it is depends on the layout. Against the same layout across the 23 wards, rent per m² is 11% lower for a 1K and 13% lower for a 1R, but 33% lower for a 1LDK and 38% lower for a 2LDK. Studios sit fairly close to the Tokyo level; the discount is in family-sized flats. The median 2LDK rents for 155,000 yen at 55 m².

Inside the ward, rents follow distance to a station. The top band (¥4k to ¥4.5k per m²) holds the station towns of Kameari on the JR Joban line and Shinkoiwa on the Sobu line. The cheapest band is Mizumoto (¥2.2k to ¥2.4k), about 1.9 km from its nearest station, Kanamachi; the top band costs roughly 1.8 times as much per m².

Among its neighbours, Sumida is 35% more expensive per m², Adachi is at about the same level (-1%), and Edogawa is 8% cheaper. Among these eastern wards, Katsushika is priced between Sumida and the Adachi and Edogawa pair.

The median condo asking price is ¥40M to ¥50M, well below ¥80M to ¥90M across the 23 wards. The sale market is led by 3LDK units (382 against 220 2LDKs), with a median 3LDK in the ¥50M to ¥60M band. Only 0.83 units leave the market for every new listing, one of the lowest ratios in the 23 wards, so stock is building. Few of those listings are old, though: 5.6% have been listed since observation began, against a median of 7.9%. The growth is in newly listed units.

How to read this data

Price type
Advertised asking rents and asking prices, not closed transactions or appraisals.
Rent
Monthly rent excluding management and common-area fees.

The latest price of every unit listed in the last 90 days (rentals Jul 20, 2026 to Oct 5, 2026, sales Jul 20, 2026 to Oct 12, 2026).
Units
A flat advertised by several agencies is counted once: listings matching on address, size, floor, layout and price are one unit.

Bands
Sale prices and asking price per m² are shown as bands. Exact values are in the analytics platform.
Area score
A relative measure of density, variety, transport and daily convenience across the 23 wards. It does not rate whether prices are high or low.
