Reading the Taito Ward market

Rentals are led by 1LDKs (2,581) and 1Ks (2,470), and only 37% of units are 1R or 1K, one of the lowest shares. A 1LDK costs about the Tokyo level per m² (2%), but a 2DK is 38% and a 3LDK 36% more expensive: the scarcer large flats carry the premium. Agency duplication is heavy too, at 3.7 listings per flat, one of the highest ratios in Tokyo.

Only Kaminarimon, at the gate of Senso-ji, sits in the top band (¥6k or more per m²), and Hashiba on the Sumida River is the lowest (¥3.3k to ¥3.6k), about 1.9 times apart. Chiyoda is 19% and Chuo 11% more expensive per m², Bunkyo and Sumida are level, and Arakawa and Kita are both about 16% cheaper.

The median resident is 46.2, among the oldest in Tokyo, and children are only 8.8% of the population, while foreign residents are 6.8%, the 4th highest share. The median condo asking price is ¥70M to ¥80M, with 2LDKs (444 units) in the ¥90M to ¥100M band.
