Chuo Ward real estate market and area profile
Chuo is the 4th most expensive of Tokyo's 23 wards to rent in, with median rent per m² 22% above the 23-ward median. With 2,665 condos for sale it is the second largest sale market after Minato, and one of the wards with the most sale stock relative to rentals. Reading the Chuo Ward market
Only 36% of rental units are 1R or 1K, the lowest share of any ward; the stock is led by 1LDKs (2,203) and 2LDKs (1,058). The median 1LDK rents for 220,000 yen at 42 m². Children are 13.7% of residents, the highest share in the 23 wards, and over-65s 14.6%, the lowest.
Prices are fairly even across the ward: among the 33 towns with enough listings, the top band costs only about 1.4 times the bottom one. The top band (¥6k or more per m²) holds Nihonbashi Hisamatsucho, Nihonbashi Kayaba Cho, while the lowest (¥4.5k to ¥5k) includes Nihonbashi Kodenmacho, Nihonbashi Hamacho, Akashi Cho, Nihonbashi-Nakasu. Minato is 10% and Chiyoda 6% more expensive per m²; Taito and Koto are about 10% cheaper and Sumida 14%.
In the sale market, 0.91 units leave for every new listing, the highest ratio of any ward, so stock is shrinking faster here than anywhere else. Yet units take a median 21 days to delist and 13.6% of current listings have been up since observation began, with price cuts rare (15.1%). Stock moves, but many sellers hold out at their asking price. The median condo asking price is ¥120M to ¥140M, with 3LDKs in the ¥160M to ¥180M band.

- Rent
- Monthly rent excluding management and common-area fees.

- Window
- The latest price of every unit listed in the last 90 days (rentals Jul 20, 2026 to Oct 5, 2026, sales Jul 20, 2026 to Oct 12, 2026).
- Units
- A flat advertised by several agencies is counted once: listings matching on address, size, floor, layout and price are one unit.
- Reliability
- Robust means 200+ units, Indicative 50+, Thin 20+. Below 20 units no value is shown.
- Bands
- Sale prices and asking price per m² are shown as bands. Exact values are in the analytics platform.
- Area score
