Setagaya Ward real estate market and area profile
Setagaya is the largest rental market in Tokyo's 23 wards: 16,110 rental units were listed during the observation window. Median rent per m² is 8% below the 23-ward median, and the median rent is ¥100k to ¥120k a month before fees. The ward average hides a wide internal spread, though, so it says little about any single town.
Observation window: rentals Jul 20, 2026 to Oct 5, 2026, sales Jul 20, 2026 to Oct 12, 2026. Latest asking price of each unit listed in the window. The same flat advertised by several agencies is counted once.

Reading the Setagaya Ward market
The top band (¥5k to ¥6k per m²) holds Shinmachi, Tamagawadai, near Sakura-shinmachi and Yoga stations on the Tokyu Den-en-toshi line. The cheapest band is Unane on the Tama River (¥2.4k to ¥2.6k), about 1.6 km from its nearest station; the top band costs roughly 2.2 times as much per m². Distance to a station shows up strongly in rents here.
Against its neighbours, Shibuya is 37% and Meguro 25% more expensive per m², while Ota (2%) and Suginami (-2%) are at about the same level. Setagaya contains towns priced like the two central wards on its east and towns priced like the two suburban wards around it.
By layout, a 1K is 8% cheaper per m² than the 23-ward level for the same layout, while a 2DK is 3% and a 4LDK 6% more expensive. Studios are a bargain; family-sized flats cost as much as elsewhere or more. Foreign residents are 2.4% of the population, the lowest share of any ward, and every station in the ward is on a private railway (Tokyu, Keio or Odakyu), with no JR or subway station.
The sale market looks like the Tokyo average. The median condo asking price of ¥80M to ¥90M is in the same band as the 23 wards as a whole, and both days to delisting (15) and the share sold after a price cut (18.2%) are close to the 23-ward medians. Listings are mostly 3LDK (899) and 2LDK (833), with a median 3LDK in the ¥100M to ¥120M band.

How to read this data
- Price type
- Advertised asking rents and asking prices, not closed transactions or appraisals.
- Rent
- Monthly rent excluding management and common-area fees.
- Sale
- Condominium units only. Units that look like leasehold or partial ownership (asking price per m² below 60% of the ward's median for 20 to 50 m² units) are excluded. In Setagaya Ward that removed 225 listings.
- Window
- The latest price of every unit listed in the last 90 days (rentals Jul 20, 2026 to Oct 5, 2026, sales Jul 20, 2026 to Oct 12, 2026).
- Units
- A flat advertised by several agencies is counted once: listings matching on address, size, floor, layout and price are one unit.
- Reliability
- Robust means 200+ units, Indicative 50+, Thin 20+. Below 20 units no value is shown.
- Bands
- Sale prices and asking price per m² are shown as bands. Exact values are in the analytics platform.
- Area score
- A relative measure of density, variety, transport and daily convenience across the 23 wards. It does not rate whether prices are high or low.
